Stadion przy Bułgarskiej wreszcie ma operatora

Euro 2012 - Poznań - Stadion Miejski - operator - Lech Poznań - UEFA

A jest nim konsorcjum Lecha Poznań i zależnej od niego spółki Marcelin Management. Dziś wieczorem podpisano stosowną umowę.

Oczywiście władze miasta przedstawiają to jako wielki sukces. Warto jednak przypomnieć kilka okoliczności:

- Stadion przy ul. Bułgarskiej na operatora musiał czekać aż rok! Bo właśnie mija 12 miesięcy od jego oficjalnego otwarcia. Dla porównania: Warszawa, Wrocław i Gdańsk wybrały operatorów dla swoich obiektów jeszcze przed zakończeniem budowy, dzięki czemu nie mają problemów z organizacją przyszłych imprez.

- Kryteria przetargu na operatora były takie, że poza zwycięskim konsorcjum zgłosiła się jeszcze tylko firma z Wielkiej Brytanii (ale i ona szybko odpadła, bo spóźniła się z dostarczeniem pewnych dokumentów). Efekt? W negocjacjach to Lech mógł dyktować warunki, z czego skwapliwie skorzystał – np. to nie on wyłoży pieniądze na dostosowanie stadionu do wymogów UEFA.

- Sam obiekt wybudowano za 713 mln zł. Już po otwarciu okazało się jednak, że obiekt ma niedoróbki, które za kolejne miliony trzeba będzie usunąć. Mało tego: wyszło na jaw, że miasto nie wykupiło praw autorskich do projektu stadionu od architekta Wojciecha Ryżyńskiego. Musiało je odkupić przed wyborem operatora (negocjacje zakończyły się w ostatniej chwili, w miniony weekend, a Ryżyński dostał od miasta 2,3 mln zł).

Wniosek nasuwa się prosty: gdyby miejscy urzędnicy dopilnowali kilku ważnych spraw jeszcze przy budowie stadionu – wielu problemów udałoby się uniknąć.

Na usprawiedliwienie władz Poznania można przywołać brak doświadczenia przy takich inwestycjach. Bo tak dużego obiektu w Poznaniu jeszcze nie stawiano.

Na pewno lepiej, że operator w końcu jest, niż gdyby miało go ciągle nie być. To otwiera nowe możliwości.

Najważniejsza to taka, że wreszcie będzie można dostosować stadion do wymogów UEFA (to konieczne, aby mogły się na nim odbyć mecze Euro 2012). Chodzi m.in. o budowę kiosków gastronomicznych. Pieniądze na to są – kilka tygodni temu radni zgodzili się przeznaczyć na stadion kolejne 33 mln zł.

Operator będzie też mógł organizować na stadionie różne imprezy, niekoniecznie związane ze sportem: koncerty, pokazy… To właśnie dzięki takim eventom obiekt ma w przyszłości na siebie zarabiać.

Do tego dochodzi możliwość sprzedaży nazwy stadionu. Na świecie to standard – np. Arsenal Londyn gra od paru lat na Emirates Stadium, a Bayern Monachium na Allianz Arena.

A jakie korzyści będzie miał sam Poznań? To było wiadomo już od pewnego czasu: przez 20 lat (tyle ma obowiązywać umowa) do kasy miejskiej wpływać będzie 3,1 mln zł rocznie. Do tego średnio 7,5 proc. wpływów z biletów oraz 30 proc. ze wspomnianej sprzedaży praw do nazwy stadionu.
